Remember it this way. The apostrophe replaces a missing letter.
you are -> you're ("a" is missing)
they are -> they're ("a" is missing again)
it is -> it's ("i" is missing)
"There" and "their", you just have to remember. But anything with an apostrophe in it is easy to identify.
